Local Window Treatment Experience in Bo-Mar Estates
Bo-Mar Estates doesn't describe one kind of house, and that's the single most important thing to know before quoting one. An interior townhome here carries 8 to 14 openings. A paired villa carries 12 to 18. A detached house carries 18 to 26. Those are three different jobs at three different budgets under one subdivision name, and the entry price of the $200,000s is the lowest of any active new build community in Plainfield while the top of the range reaches into the $400,000s. The Wren plan, 1,607 sq ft with 3 bedrooms and 1.5 baths at $289,728, sits near the small end of that spread.</p><p style="font-size:16px;color:#4a5a6a;line-height:1.75;margin:16px 0 0">Everything at Bo-Mar is brand new, which sets the measuring conditions. Olthof's openings use vinyl returns throughout: shallow but square and consistent. None of the four product types carries a two story glass wall, so there's no pole work and no stack sitting in the middle of a tall view. What you get instead is a lot of similar rectangular openings, a rear slider on most units, and an occasional transom over the entry. That uniformity is worth money on a whole unit order. It also means the mounting decision gets made once per product type rather than opening by opening.
We have served Bo-Mar Estates homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Plainfield crew approaches every project with clear communication and respect for your property.
Bo-Mar Estates housing: four product types on 126 acres
PUD-21-123 approved Bo-Mar Estates for roughly 442 residential lots on 126 acres, with primary plat PP-22-053 and Final Detailed Plan FDP-22-056, and the record notes future incremental platting, so the four product types won't all arrive at once. The published split is about 80 single family units, 60 paired villas, 306 townhomes and 315 apartment units. Olthof Homes is the builder across all of it. Per lot dimensions aren't published here, and the footprints run from detached single family down to attached townhome, so where lot width matters to an exterior decision we measure rather than assume.
Square footage is published only for the townhome product: the Wren plan is 1,607 sq ft with 3 bedrooms and 1.5 baths, listed at $289,728. Detached and villa square footage isn't separately published anywhere we could retrieve, so we don't print a range for it. Pricing across the development runs from the $200,000s into the $400,000s, against a Plainfield median owner occupied value of $280,600 and a town owner occupancy rate of 62.3 percent, the lowest of the three large Hendricks County towns. Bo-Mar is the clearest single example of Plainfield's move toward attached and rental product.
Bo-Mar Estates: one name, four opening counts
Three separate window schedules live inside this subdivision. An interior townhome runs 8 to 14 openings because party walls remove two elevations. A paired villa runs 12 to 18, losing one elevation instead of two. A detached house runs 18 to 26 with all four elevations in play. Bo-Mar is the only Plainfield community where one subdivision name covers four genuinely different opening counts, and it's why a quote here starts with which product you own rather than which street you're on. The Wren townhome at 1,607 sq ft sits at the low end and can be covered whole house for roughly what one floor of a detached plan costs.
Exposure splits the same way. An attached row shares one orientation per building, so an entire townhome building can be assessed once and every unit in it quoted off the same solar reading. The roughly 80 detached lots get none of that. Each one faces wherever it faces and needs its own assessment. Casing is uniform across all of it, vinyl returns with no applied trim, shallow and square. That shallowness is the constraint on inside mounts, and Lutron's published 3/4 inch per side light gap on an inside mount roller in the 20/64 range is worth knowing before you decide an inside mount is automatically the cleaner look.
Party walls cut your window count, not your per window budget
An interior Bo-Mar townhome has daylight on two elevations instead of four, so 8 to 14 openings instead of 18 to 26. Fewer windows means the per window budget goes further, which is why we often specify a better product on a townhome than the sticker price would suggest. It also means every opening you do have carries more of the room, so a light filtering fabric that would be fine as one of thirty choices becomes the only daylight control you have.
The rear slider is the same on every product type here
Detached, villa or townhome, almost every Bo-Mar unit has a rear slider or patio door, and it's the widest opening in the unit. Wide glass on a shallow vinyl return is where a vertical or a wide roller earns its place, and a stack that parks beside the opening rather than above it keeps the daylight. Over about 72 inches on a roller we add a center support bracket. On a traverse setup, allow real return and overlap so the panels actually close.
One building, one assessment, one dye lot
Because a townhome row shares an exposure, whole buildings at Bo-Mar sometimes order together. That works well and carries one trap. Fabric and woven materials are produced in dye lots, so units ordering months apart won't match under the same daylight. If several households want the same fabric on the same building front, we run the order together and record the lot on each file, then install in whatever sequence suits people.
Brand new across all four product types
Nothing at Bo-Mar has been through more than a couple of heating seasons, so openings are square today and will move slightly as the framing dries. The factory deducts 1/16 inch per side from the narrowest measured width regardless of how new the house is. We three point measure anyway, and on a first year order we favor a mount with a little tolerance over the tightest possible recess, so a small shift doesn't show up later as a light gap.
What we specify most in Bo-Mar Estates
The specification here follows the product type, not the street. On an interior townhome at 8 to 14 openings and a $289,728 Wren, whole unit coverage is genuinely affordable and the sensible move is to do it in one order so the fabrics match. On a detached house at 18 to 26 openings we phase by floor instead. Everything has a rear slider, so that opening gets its own decision in all three cases. Indianapolis runs a January average low near 21F against a July average high of 85.2F in Climate Zone 5A, which is why the same window has to answer two seasons rather than one.
Vertical blinds
The rear slider is the widest opening in every Bo-Mar product type, and a vertical stacks to the side rather than above, which keeps the head clear and the daylight intact. Vanes handle a wide run better than a single roller tube does, and a damaged vane replaces individually instead of forcing a whole new shade. Specify a wand rather than a cord, and set the stack to the hinge side so the traffic path through the door stays clear.
Faux wood blinds
For a 1,607 sq ft Wren with 3 bedrooms and 1.5 baths, faux wood covers the whole unit at a sane number and holds its shape where hardwood would move. That matters in an attached unit through Indiana's muggy stretch from May 25 to September 22, when a small footprint sheds humidity slower than a half acre house does. A 2 inch slat on a wand tilt reads well on a shallow vinyl return, and the ladder string sits clear of the trim line.
Solar shades
For the roughly 80 detached lots facing the community pool, the pickleball courts, the dog park and the open common ground, where nothing screens the glass and nothing is going to. A 5 percent openness fabric keeps the view of the courts while cutting glare, and we drop to 3 percent on the hardest exposure. Fade gets reduced and slowed rather than prevented: NFRC attributes 40 to 60 percent of fading damage to UV.
Woven wood shades
Where a Bo-Mar detached or villa plan has a room that reads flat under production trim, a woven wood adds texture a vinyl return doesn't supply on its own. Add a light filtering liner in a bedroom, because bare woven wood passes more light than people expect. Watch the stack: woven material rolls deeper than a cellular, so on a shorter opening we mount above the header rather than let the stack sit in the glass.
Getting around Bo-Mar Estates
Bo-Mar Estates sits at the northwest corner of the Township Line Road and Smith Road roundabout, diagonally opposite The Landings at Hobbs Station on the northeast corner. Two brand new communities face each other across one intersection with opposite products and opposite price points, $289,728 for a Wren townhome against $372,990 to start at The Landings. Amenities inside Bo-Mar include a community pool along with pickleball courts and a dog park. Schools are Plainfield Community School Corporation by address, feeding Plainfield Community Middle School and Plainfield High School, but Township Line Road is the Plainfield and Avon corporation boundary and it runs along this site, so verify assignment by parcel rather than by subdivision.
