About Willow Pointe and Ridge at Willow Pointe

Local Window Treatment Experience in Willow Pointe and Ridge at Willow Pointe

The single level majority is what makes Willow Pointe measure differently from every other big house subdivision in Plainfield. An average of 4,314 finished square feet with most sales single level means the glass spreads out horizontally at one head height instead of stacking into two story volumes. You get long runs of openings in the same wall, which is good for reach and unforgiving on tolerance: five shades in one sight line will show a hembar that sits a quarter inch off. We work from 28 to 45 openings, inferred from published square footage rather than counted, and no home count is published for either the main section or the Ridge.

Then there's the pond. The plat is built around a large central retention pond, and pond facing rear elevations get two problems at once: direct sun with nothing in front of it, and reflected glare coming up off the water. Reflected light arrives low and from below, which is exactly what a shade pulled halfway down does nothing about. That's a specification decision, not an install detail. The street side has open ground too, because the community faces the Carlucci Recreation and Aquatic Center rather than another subdivision, and the Vandalia Trail runs nearby. Very little glass here has a neighbor's house in front of it.

We have served Willow Pointe and Ridge at Willow Pointe homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Plainfield crew approaches every project with clear communication and respect for your property.

The Housing Here

Willow Pointe and Ridge at Willow Pointe: brick, basements and 22 years of building

Architecturally this is ranch and Traditional American with some multi level and some Craftsman, built in brick or brick with stone and cedar accents. Single level plans are in the majority and the covenants cap height at three stories. Finished area runs 1,769 to 5,755 square feet with a median of 4,061 and an average of 4,314, on lots averaging 0.39 acre. The exterior material rule is the strictest in this file: masonite, vinyl and aluminum are all prohibited and brick has to be the primary material. Slab foundations are prohibited as well, which is why 87 percent of homes here have basements.

Twenty two years of building under one association is the other structural fact. The bulk of Willow Pointe went up between 2000 and 2008, then a thin tail of houses ran to 2022, so a 2004 house and a 2022 house answer to the same covenants while sitting in completely different structural condition. Prices reflect the spread as well: the fifteen sales analyzed between January 2021 and May 2026 ran $370,000 to $880,000 with a $540,000 median, while the most recent main section sales landed between $675,000 and $880,000. No home count is published for either named section, so openings get counted at the measure.

Built
Developed from the late 1990s. Homes mostly 2000 to 2008, with a thin tail running to 2022, so two construction generations sit under one association.
Homes
Not published for either section. Fifteen closed sales were analyzed from January 2021 to May 2026. Openings get counted on site rather than estimated from a plan.

What It Means For Your Windows

Willow Pointe window profile: long horizontal runs, pond glare and a lower level in 87 percent of houses

The material covenant does the work on depth. Willow Pointe's CC&Rs require brick as the primary material, and the prohibited list covers masonite, vinyl and aluminum with no exceptions, which is the strictest exterior specification of any community we work in. Every ground floor opening therefore sits in masonry with a genuine reveal, and inside mounts clear on the main level as a matter of course. The lower level is where that stops being true. With slab foundations prohibited and 87 percent of homes carrying basements, there's a second tier of daylight openings down there, and those tend to sit short and wide, framed shallow. That's the one place in a Willow Pointe house where an inside mount often can't be made to work at all.

Squareness splits by build year rather than by section name. The 2000 to 2008 core has had eighteen to twenty six years to settle. The 2022 tail has had three. Same association, opposite measuring conditions, and a three point measure catches both without arguing about which is which. Shapes run to bays, bows, morning room and sunroom glass, with transom heads over the entry, which is what ranch and Traditional American of that era and price band carry. Two story great room glass is less common than 4,314 square feet suggests, because single level plans dominate, and where it does appear it's on the multi level and two story minority.

Five shades in one sight line

A single level plan averaging 4,314 finished square feet puts long runs of openings in one wall at one head height, and the eye reads that run as a line. A hembar sitting a quarter inch high on the third shade is obvious from the kitchen. We set the whole run off one datum rather than off each sill, and we order the run together so it comes from one dye lot. Fabric batches differ, and a shade added next spring will show it.

Reflected glare off the retention pond

Pond facing rear elevations take direct sun with nothing in front of them plus light bouncing up off the water. Reflected glare arrives low and from underneath, so a shade dropped halfway does very little about it. The honest answers are a full drop solar shade at 3 percent openness, or a cellular run bottom up so the lower band of glass is the part that's covered. The lakefront lots have recreational access to that pond, so nobody wants the view gone.

The lower level is a different job

With slab foundations prohibited by covenant, 87 percent of Willow Pointe homes have basements, and a finished lower level brings openings that behave nothing like the main floor. They sit short and wide, they're framed shallow, and they're usually the only place in the house where mounting depth genuinely runs out. Outside mount with real overlap is often the right call, and a media room down there wants side channels and a light blocking pocket rather than a wider shade.

A 2022 house and a 2004 house under the same covenants

Eighteen to twenty six years of settlement on the 2000 to 2008 core, three years on the 2022 tail. Two houses in the same association can measure differently at head, middle and sill for reasons that have nothing to do with build quality. This is why we won't reuse a neighbor's numbers even when the elevation looks identical from the street. Three points on width, three on height, then build to the smallest, on every house regardless of which generation it belongs to.

What We Specify Here

What we specify at Willow Pointe, and how the ARB clock changes the schedule

Interior work here is straightforward: masonry reveals on the main level, long horizontal runs to keep aligned, and a lower level in 87 percent of houses that needs its own approach. Exterior work needs planning, because the Willow Pointe Architectural Review Board has fifteen days to respond and no response counts as denial. That's the reverse of the usual deemed approved default, so an awning here gets submitted and answered before anything is ordered against a 2 to 5 week fabrication window. National ranges: $250 to $2,600 per window custom, $175 to $800 per window for shutters, $1,000 to $6,000 installed for awnings. Anything over $150 gets a written contract, which IC 24-5-11 requires.

Zebra and dual shades

A single head height across a long run is where banded shades read best, because the alternating sheer and solid bands line up across five openings instead of stepping. On the pond side you get view through the sheer bands by day and privacy when they close. Be clear on the limit: a banded shade is not blackout. Light passes wherever the sheer bands sit, so a bedroom that needs real darkness wants a different product on that opening.

Room darkening roller shades with side channels

For the finished lower level in an 87 percent basement community, and for any bedroom that needs to actually be dark. An inside mount roller doesn't seal: Lutron publishes 3/4 inch per side of light gap on the Roller 20/64 plus a 1/16 inch per side factory deduction. Side channels and a light blocking pocket close that down. Note that reverse roll isn't compatible with a fascia, so the roll direction gets decided at the measure.

Retractable awnings and exterior solar shades

Rear elevations facing the pond take sun with nothing in front of them, and shading the glass on the outside stops heat before it arrives. This is the product the Architectural Review Board actually reaches. Submit drawings, wait out the fifteen days, and remember that silence counts as denial here rather than approval. Awnings run $1,000 to $6,000 installed nationally, and the ARB answer should be in hand before anything is ordered.

Interior plantation shutters, composite

Composite rather than hardwood, and the reason is the lower level. Basement rooms in an 87 percent basement community run more humidity than the main floor, and composite doesn't move on you the way wood does. The brick reveal on the main level gives a Z-frame the depth it needs for a clean inside mount, and a shutter frame is square in itself, which helps on the 2000 to 2008 houses that have settled. Shutters sit in a $175 to $800 per window national range.

Getting Around

The Carlucci Recreation and Aquatic Center, Splash Island and the Vandalia Trail

Residents here locate themselves by the aquatic center, not by a street, and that's fair enough: Willow Pointe sits directly across from the Richard A. Carlucci Recreation and Aquatic Center and Splash Island, with the Vandalia Trail multi use paved pathway close by and both US 40 and Ronald Reagan Parkway minutes away. No street list for the community appears in any retrievable source, so we don't publish one rather than guess at names. The large central retention pond with recreational access for the lakefront lots is the internal landmark everybody uses. Elementary assignment runs by address inside Plainfield Community School Corporation, and Plainfield Community Middle School and Plainfield High School take it from there.

Association Rules

The Willow Pointe Architectural Review Board runs a 15 day clock where silence means denial

Willow Pointe Homeowners Association, Inc. requires prior written approval for construction, exterior alteration, a fence, a pool, a patio or significant landscaping. The clause that matters commercially is the timing: the Architectural Review Board has fifteen days to respond, and no response counts as denial rather than approval. Almost every association defaults the other way, so an exterior awning here has to be scheduled with that clock built in. Solar heat panels are expressly prohibited on any property, a recorded ban sitting right next to the exterior shading question, and no window covering rule was located either way. Detached sheds and chain link are prohibited, front fences are capped at four feet, and annual fees run about $300 to $415.

Common Questions

Willow Pointe and Ridge at Willow Pointe Window Treatment FAQ

Questions we hear most often from Willow Pointe and Ridge at Willow Pointe homeowners.

For anything on the inside, nothing we found says so, and no window covering rule appears in any public summary of the recorded documents. For anything on the outside, plan on it. The Architectural Review Board requires prior written approval for exterior alteration, and the fifteen day response clock treats silence as denial rather than approval, which is the reverse of the usual default. Build that into the calendar: submit, get an answer in writing, then order against a 2 to 5 week fabrication window. Annual fees run about $300 to $415. Don't order an awning and then ask.
Two things are going on and only one of them is direct sun. The pond bounces light up off the water, so glare arrives low and from underneath, and a shade dropped to halfway does almost nothing about that. A full drop solar shade at 3 percent openness handles both, and 5 percent keeps more of the view if the glare is only seasonal. On the lakefront lots with recreational pond access, nobody wants to lose the view, so a bottom up cellular is worth considering: it covers the lower band of glass where the reflection comes in and leaves the sky open.
Same association, same covenants, and for our purposes the more useful split is the build year rather than the section name. Development started in the late 1990s, the bulk of the houses went up between 2000 and 2008, and a thin tail ran to 2022. A 2004 house has had eighteen to twenty six years to settle and a 2022 house has had three, which is a real difference at the measure. We read both the same way, taking three widths and three heights, then building to the smallest figure, so the answer comes from your house rather than from a section name.
They're not necessarily more expensive, but they are a separate specification. Slab foundations are prohibited by covenant here, which is why the basement share sits at 87 percent, and a finished lower level brings openings that sit short and wide and are framed shallow. That's the spot where mounting depth genuinely runs out and an inside mount stops being an option. An outside mount with real overlap usually wins. If the lower level includes a media room, budget for side channels and a light blocking pocket rather than expecting a wider shade to solve it.
The recorded prohibition names solar heat panels, and an exterior solar shade is a window covering rather than an energy collector, so on its face they're different things. That said, we're not your association's attorney and we won't tell you it's approved. The safer route is the same one the covenants already require: all exterior alteration needs prior written ARB approval, and with a fifteen day clock where silence counts as denial, you want a written yes in hand. Submit it, wait for the answer, then order. Fabrication is 2 to 5 weeks after that.
Not reliably, and the reason is the dye lot. Fabric gets dyed in batches and no two batches land identically. In a Willow Pointe single level plan averaging 4,314 finished square feet, the great room and the bedroom wing sit in the same sight line more often than people expect, so two batches end up side by side. Order everything that will be seen together in one go, even where the install happens in stages. Shutters are more forgiving on that score, though paint and stain batches move too. Give us the phasing at the measure and we'll build the order around it.
